Rock Creek Range and Recreation is an incredible opportunity to purchase high quality Nebraska range land with tremendous views overlooking the Rock Creek Lake State Recreation Area in affordable sized tracts!

2,649.30± acres will be sold in five tracts or in combinations thereof. This land consists of thick, deeply rooted native grasses in rolling valent and loamy sand soils. The land has been extensively cared for with very few cedars or invasive weeds and all fences are in good shape.  While traditionally used for grazing, these tracts have significant recreational value as they are adjacent to the popular Rock Creek Lake SRA that provides excellent fishing and picturesque views. The area has potential for development as a recreational/residential retreat or resort area with a winery/brewery already opening up within a mile of the SRA, offering food and live music. These five tracts have potential as campgrounds, ranchettes, or grand acreages where you can build a dream home with a view of the lake and all its migrating waterfowl. With access to water via the lake and inlet/outlet wetlands, these tracts provide hunting opportunities for Wild Turkey, Mule Deer, Whitetail Deer, Dove, Pheasant and Quail. Further habitat development such as food plots on any of these tracts could significantly increase opportunities for hunting.

Mineral Rights: Mineral Rights on all tracts to be retained by the Seller.

Water: Of the six tracts, Tract 3 is the only tract with a well. Pipelines connect this well to all six tracts. The purchasers of Tracts 1,2,4, and 5 will be responsible for drilling their own well if they do not also purchase Tract 3 as an adjoining tract.

All tanks will stay in place, but Buyers of Tract 1,2,4, and 5 will be responsible for establishing their own water systems or wells.

Tract 1: Estimated 756.80± acres, this tract is adjacent Rock Creek and the Nebraska Game and Parks Fish Hatchery Ponds. Tract 1 is accessed via Rock Creek Road. This Tract has four tanks. Three are watered by a well owned by an adjacent landowner, and one is watered by the well on Tract 3. The Buyer of Tract 1 will need to drill a new well to connect to all four tanks, or also purchase Tract 3 and install new pipelines to connect to the three tanks watered by the adjacent landowner’s well.

Tract 2: Estimated 141.30± acres, this tract is adjacent to the meandering Rock Creek and marshy wetland. Access to this Tract is via Rock Creek Road. This Tract has one tank that is currently watered via the well on Tract 3. If the Buyer of Tract 2 does not also purchase Tract 3, the Tract 2 Buyer will be responsible for drilling their own well.

Tract 3: Estimated 1,441± acres, this tract is adjacent to Rock Creek and the wetland approaching the inlet of Rock Creek Lake. This tract is adjacent to open water and wetlands backed up behind the inlet to Rock Creek Lake, as well as the entire north end of the lake. Tract 3 is accessed via Avenue 327 on the east side of the property. This tract has a well and ten tanks. However, only nine of the tanks are watered via pipeline from the well on this tract. The tenth tank is watered by a well located on the property of an adjacent landowner. If the purchaser of Tract 3 wishes to keep that 10th tank in use, they will need to install a new pipeline to connect that tank to the Tract 3 well water system.

Tract 4: Estimated 218.9± acres, this tract is adjacent to the southern third of the Rock Creek Lake and the wetland at its outlet. Access to Tract 5 is off of Rock Creek Road. This Tract has one tank attached to the water system of the Tract 3 well. If the purchaser of Tract 5 does not also purchase Tract 3, then the Buyer of Tract 5 must drill their own well.

Tract 5: Estimated 90.9± acres, this tract is adjacent to Rock Creek road on route to the Rock Creek Lake SRA. Access to Tract 5 is off of Rock Creek Road. This tract has one tank attached to the water system of the Tract 3 well. If the Buyer of Tract 5 does not also purchase tracts 3, then the Tract 5 Buyer will be responsible for drilling their own well.

1,649 Acres, Custer County – James Ranch

The James Ranch is comprised of 1,649.40 ± deeded acres by Custer County records.  This is excellent Nebraska ranch for sale is a hardland range with very few cedar trees or weeds. The longterm tenant has kept up with cedar removal and has sprayed for weeds yearly, and as such, this is as fine a hardland range to be found anywhere is Custer County.

The south half of the ranch is all that has been grazed in 2023, and the grass is still in good to excellent condition. The north half of the ranch is typically saved for winter grazing. It has been untouched in the spring and summer of 2023, and is in excellent condition. Current tenant will move cattle to the north pastures in late October/ early November until December 31, 2023. Perimeter fencing around the entire ranch is excellent with newer, tight, five wire fencing built to last.

The ranch is watered via an electric well and pipeline with seven distributed tanks, as well as a good body of water held behind a stock dam. A tank in the paddocks at the improvement site as well as another tank in the northwest pasture takes care of watering the winter range. These tanks are watered via the domestic well that also serves the home on the improvement site. These winter tanks are just steps away from the house, making them convenient to check in the winter months.

The ranch is cross-fenced for as many as 15 pastures, but many of these have the cross fencing lowered so as to create larger pastures. Current fencing patters and uses cut this property up into nine pastures, four used in the summer, five used in the winter. There are good cattle handling improvements at the home site, as well as various smaller outbuildings for vet work and storage. The home is a modest but livable homestead with a new furnace, good permanent siding and a newer roof.  The ranch enjoys excellent access with a great county road winding through it. Whitetailed deer, Mule deer and wild turkey provide great recreational opportunities on this ranch.

The ranch has been evaluated for estimated carrying capacities as well as estimated landlord revenue on a summer grazing basis utilizing cow/calf pairs and market rents.  The ranch has had a long term tenant who has worked and cared for the land, preserving its value and carrying on the care and pride taken by the James family through the generations.
