7 Acres, Custer County, Dunning Road Acreage Site

“Spectacular” and “Affordable” don’t often appear together on a country acreage, but it sure does here! Located 3.5 miles north of Arnold, this approximately 7.8 acre property has several feet of elevation gain off of the paved county road. Any home built here would have incredible views of the canyon land to the southeast. The views to the west are amazing as well… A huge sunset sky above the crop land gives way to the more dramatic canyon land beyond.

There is so much to watch from this location! The center of this property is a little hill that overlooks an island
of large plateaus that have been flattened out for crops. Huge numbers of deer inhabit the canyon systems
that surround this island. One of the main “highways” the deer use to access the crops from the canyon to the southeast leads right up through this property. Watch all the deer traffic streaming to and from the fields at dawn and dusk right past your elevated deck! Undoubtedly you will have flocks of Turkey stroll through. Numerous species of songbirds are in full force here during the summer!

The south end of the property is mostly rough canyon entrance and exit points. The north end is lower and flatter, and would make a good spot for outbuildings and perhaps a couple horse pens. The Sandhills Open Road Race comes right past this point on Dunning Rd, and this is a thrilling place to watch them go by! Host friends and family for race parties! What fun! Little slices of heaven like this don’t come around very often, and this won’t last long!

618 Acres, Box Butte County – Rooster Junction

This is a unique opportunity to own a hunting paradise. This 618-acre piece has been highly developed for many years into a successful hunting preserve. The owner has decided to retire. This is a premier recreation paradise that pays for itself. The existing pivot could be the source of income to pay for all birds, food plots, and management to say the least. Extensive matured habitat attracts a lot of game. There’s currently an abundance of wild pheasants on the premises, plus add to that the augmentation of gamebirds throughout the season and you have a bird hunters paradise. It has been run as a controlled shooting area which means you can hunt from September 1 to March 31 and hunt with no limits. ALL of this can all be paid for from the income of the pivot, in addition, there is 1 mile of Box Butte creek running through the property. It is a warm water creek and attracts a great deal of waterfowl throughout the season, with two high quality duck blinds that are more than a half mile apart. Add to that trophy mule deer and Whitetail deer and you have an extremely unique piece of property that truly cannot be matched anywhere in the state of Nebraska. To follow is an estimated income and expense showing the potential of the pivot. By planting the food plot strips each year it attracts all the game in the area. The food plots, of course, would not be harvested and would be left for the wildlife. That’s what makes this property so appealing to upland birds, waterfowl, and big game such as mule deer and Whitetail.

The Owner has developed an exceptional addition to the property with a 5 acre area flooded with millet to attract waterfowl and other animals by installing an 8” buried pipe to the field to supply water to that spot. *Agent note-Ice eaters could be installed for excellent hunting through the entire season along the Box Butte Creek that runs east and west across the property.

The late spring rain has changed the looks of the property drastically! The food plots on the farms are awesome, the tree rows are outstanding with new growth. The nesting pheasants will soon be out with chicks as well as fawns from whitetail and mule deer. *Agent note-The owner has trapped predators extensively for 15 years promoting wildlife survival.

1400 Acres, Dawes County, Pine Ridge Big Game Paradise

Attention elk hunters, this is a big game trophy hunter’s dream property! Strategically placed dryland crop fields act as both income and food plot for the numerous elk, mule deer, whitetail deer, wild turkey and even the occasional Bighorn Sheep. The property has been developed with 5 water tanks operated via pipelines from 2 wells and cross-fenced for conservative grazing. There are two live springs on the property that also run year-round, assuring that the wildlife sticks around when the winter comes. One spring is near the entrance to the property off Highway 385 and it forms a fascinating creek, which then drops off underground under a massive rock! Another spring is located towards the northeastern part of the property, and it forms a creek that winds through a ravine. The property is well developed with trails throughout.

The amount of hand-wrought labor on this property cannot be overstated. A small part of the fire that went through the area 15 years ago hit this ranch. The fire brought re-invigorated grass, and now new pines are growing there among some of the thickest and tallest pasture in Dawes County. The rest of the property has been largely fire-proofed by hand trimming the pines up to about 7 feet throughout this 1400 acre property! This monumental effort means that if fire ever comes again, it will only burn the grass and underbrush, but the established trees will remain. This has also given the property a park-like feel, increasing the light and air circulation so thicker grasses grow, and allowing for easier grazing for big-antlered elk and deer. The property abuts US Forest Service lands on the north and east that are also maintained for wildlife management. The Pine Ridge Job Corp Center is adjacent to the south. A long-established prairie chicken leck is just over the fence line on the Forest Service land and prairie chickens are often seen and hunted on this property. The wild turkey population is strong, and they are usually found on the property. There is an elevated blind with electricity and heat strategically located near one of the dryland fields, and many trophy elk have been harvested from the comfort of that blind. The property’s trails are such that you can drive a full-size vehicle throughout, but a side by side would give you greater access to more areas. This property is beautifully managed, but largely left alone to keep it wild. The beauty of this property really must be seen to be fully appreciated!

The present owner has maintained and improved the property with its value as wildlife habitat as the top priority.  While there is income off the grazing and farming leases, the leaseholders understand the emphasis on habitat conservation and have been great tenants.

This property generates enough income to cover the taxes and have some left over to cover any minor repairs to fences on this property.

Income Potential:
In 2023, the cattle tenant ran 62 pairs for a total of 3 months, 19 days for $10,137.00. The farmer tenant had 219 acres for $7,665.
