645 Acres, Lincoln County – Brady Hunting Canyon Section

Brady Hunting Canyon Section is an excellent section of Nebraska range land located in the hardland canyons South of Brady in Lincoln County. This section has been burned (2016) for cedar control and looks like the canyon ground from 50 years ago, before the invasive cedars began creating impenetrable forests where grasslands once flourished. The property has been well-maintained and conservatively grazed. The fences around the entire perimeter are in good to great shape. There are a few stock dams scattered through the property. There is a solar well centrally located that fills three cascading 11’ tanks. The bottoms on this section are very wide and lush, and therefore the stocking rate can be a little higher on this section then on many others in the area. The property is owner rated at 80-90 pair for five months of summer grazing. Mule Deer are prevalent on this property and it is in the Elk Zone. The Sellers have provided photos of herds of deer present on their property and in the immediate area, as well as numerous elk. There are easements crossing this property from the north to the south and from east to west for surrounding landowners access to other owned pastures. The nature of the canyons and ridges can make it impossible for a landowner to reach a well or livestock on his own property without traversing across a neighboring property to be able to get to it. This neighborhood of landowners have an understanding to help one another with access to hard-to reach areas. Access to this section is via an easement across two sections to the east starting at S. Gilman Rd.

North Platte NRD
Water Allocation
1020.80 Certified Acres
w/ 29.7 Inches left per irrigated acre.
2 years of allocation left expires in 2025

When the pivots were originally developed there were end guns involved that irrigated more acres. When the Palm family took the farm over by purchasing it, they quickly realized that there was not enough water to get over all of the acres. The end guns were taken off which reduce the amount of tillable acres to 938. This is what is currently being farmed. In addition the small pivot located on the south portion of the farm is basically not being used. The well that services that pivot does not have adequate water. So at this time irrigated hay takes much less water. However the tenant is paying $175 an acre for all of the 938 acres. The advantage of this is that in a water controlled area you have more water by more than an inch per acre over the allocation. This means in a dry year you have enough water to produce an excellent crop. The Palm Family eventually sold the farm & was given the opportunity to rent the farm.
