The historic Lee Brothers Ranch, and Lee Land and Livestock is located in both Chase and Perkins counties. From the feedlot it is approximately 13 miles South of Elsie, Nebraska and approximately 24 miles Northeast of Imperial, Nebraska. This ranch was homesteaded in the early 1900s. This is the first time this ranch has been for sale since it was homesteaded at the beginning of World War I.

Rock Creek Range and Recreation is an incredible opportunity to purchase high quality Nebraska range land with tremendous views overlooking the Rock Creek Lake State Recreation Area in affordable sized tracts!

2,649.30± acres will be sold in five tracts or in combinations thereof. This land consists of thick, deeply rooted native grasses in rolling valent and loamy sand soils. The land has been extensively cared for with very few cedars or invasive weeds and all fences are in good shape.  While traditionally used for grazing, these tracts have significant recreational value as they are adjacent to the popular Rock Creek Lake SRA that provides excellent fishing and picturesque views. The area has potential for development as a recreational/residential retreat or resort area with a winery/brewery already opening up within a mile of the SRA, offering food and live music. These five tracts have potential as campgrounds, ranchettes, or grand acreages where you can build a dream home with a view of the lake and all its migrating waterfowl. Water: Of the six tracts, Tract 3 is the only tract with a well. Pipelines connect this well to all six tracts. The purchasers of Tracts 1,2,4, and 5 will be responsible for drilling their own well if they do not also purchase Tract 3 as an adjoining tract.

All tanks will stay in place, but Buyers of Tract 1,2,4, and 5 will be responsible for establishing their own water systems or wells.

Tract 1: Estimated 756.80± acres, this tract is adjacent Rock Creek and the Nebraska Game and Parks Fish Hatchery Ponds. Tract 1 is accessed via Rock Creek Road. This Tract has four tanks. Three are watered by a well owned by an adjacent landowner, and one is watered by the well on Tract 3. The Buyer of Tract 1 will need to drill a new well to connect to all four tanks, or also purchase Tract 3 and install new pipelines to connect to the three tanks watered by the adjacent landowner’s well.

Tract 2: Estimated 141.30± acres, this tract is adjacent to the meandering Rock Creek and marshy wetland. Access to this Tract is via Rock Creek Road. This Tract has one tank that is currently watered via the well on Tract 3. If the Buyer of Tract 2 does not also purchase Tract 3, the Tract 2 Buyer will be responsible for drilling their own well.

Tract 3: Estimated 1,441± acres, this tract is adjacent to Rock Creek and the wetland approaching the inlet of Rock Creek Lake. This tract is adjacent to open water and wetlands backed up behind the inlet to Rock Creek Lake, as well as the entire north end of the lake. Tract 3 is accessed via Avenue 327 on the east side of the property. This tract has a well and ten tanks. However, only nine of the tanks are watered via pipeline from the well on this tract. The tenth tank is watered by a well located on the property of an adjacent landowner. If the purchaser of Tract 3 wishes to keep that 10th tank in use, they will need to install a new pipeline to connect that tank to the Tract 3 well water system.

Tract 4: Estimated 218.9± acres, this tract is adjacent to the southern third of the Rock Creek Lake and the wetland at its outlet. Access to Tract 5 is off of Rock Creek Road. This Tract has one tank attached to the water system of the Tract 3 well. If the purchaser of Tract 5 does not also purchase Tract 3, then the Buyer of Tract 5 must drill their own well.

Tract 5: Estimated 90.9± acres, this tract is adjacent to Rock Creek road on route to the Rock Creek Lake SRA. Access to Tract 5 is off of Rock Creek Road. This tract has one tank attached to the water system of the Tract 3 well. If the Buyer of Tract 5 does not also purchase tracts 3, then the Tract 5 Buyer will be responsible for drilling their own well.
