Land Area: 160 Acres
Ranches, Recreational, Residential
This stunning property offers a scenic combination of timber, canyons and lush grass and is abundant in wildlife. It offers newly constructed buildings including a custom log home, large shop, horse shelter and corrals. The house is nearly complete with trim, railing, flooring and fireplace work in progress. The property is owned by a Lashley Land sales associate and her husband; they are leaving their dream property only because a recent job promotion requires them to relocate to Montana.
A new private road leads you a quarter mile in to the beautiful custom log home. It was constructed by a professional log crew using 10 inch logs from standing dead timber; this means minimal shrinkage and no need for log jacks. The logs are Swedish cope and hand hewn for added beauty. The floor plan is efficient and beautiful with an open kitchen, dining and great room featuring cathedral ceilings, beautiful log railings and rustic hickory cabinets. At the back entry you’ll find a laundry room, walk-in coat closet and half bath. The cozy master bedroom has a private bathroom and walk-in closet. The interior doors are knotty pine and the ceilings are tongue & groove pine.
The Full Basement is spacious and tall with 9 foot ceilings and constructed from efficient ICF Fox Blocks. It contains a family room, bathroom, 2 large bedrooms with walk-in closets, under stair storage, food storage room, utility room and a man cave also with its own closet. There’s lots of storage and all the shelving systems allow for adjusting of or addition of more shelves.
The Loft is an awesome space with two distinct areas yet very open and overlooking the great room below, and offering spectacular views of the property.
The 40’ x 60’ shop is a top of the line B&C Steel building that is fully insulated with concrete footings, 6 inch thick floor and large pad out front. There are two large overhead doors and two walk out doors with concrete pads and a new hydrant.
The 12’ x 30’ horse shelter is all steel construction with 3 stalls. The bottoms of the walls are lined with treated plywood. The brand new corrals are complete with water, power and large area light.
The 160- acres feels more like 300 because of the terrain. You can watch deer and turkey from the dining room table and elk tracks can often be found in the canyons. The land is a great place for hunting, hiking and running livestock. The grass is plentiful and hardy with an income potential of about $4,500 for summer grazing, and hunting could be another source of income. There are a few springy areas and occasionally there is running water in the canyons during snow melt and after rain.
Utilities: The house was built to promote efficiency; it’s all electric except for the gas range and the future gas fireplace. Professionally installed spray foam was used in the roof, the super-efficient ground source heat pump and the 10 inch logs are performing as promised, and an optional heat pump feature uses left over heat to pre-warm the hot water supply. All this plus the ICF basement blocks leads to affordable utility bills. Even with a stock tank heater going all winter, a heated dog house, watering cattle in the summer, and running power tools; the last 12 months utilities averaged $172/month for the entire property. That includes 2-3 people living there while construction was ongoing.
Appliances: All appliances will stay including the Frigidaire side by side fridge, gas range, over the range microwave, dish washer, and Electrolux front load washer & dryer.
Distance to surrounding towns: Chadron 30 miles, Crawford 13 miles, Scottsbluff 74 miles, Alliance 48 miles, Rapid City 123 miles. The Chadron Airport has a daily airline to Denver.
Area Attractions: The Pine Ridge area has much to offer with its rugged natural beauty including several hundred square miles of ponderosa pine forests, canyons and numerous small streams. The hiking and hunting opportunities are abundant with over 100,000 acres of public access on state and federal lands; including Soldier Creek Wilderness Area, Chadron State Park, Fort Robinson State Park and more.
