White Horse Creek Meadow and Wildlife
A wetland wonderland in the famed Platte River Valley! This 292 acre property is a mixture of lush, thick “wet meadow” with a meandering creek, marshes, and improved with man-made ponds and blinds. White Horse Creek flows diagonally across the property from the Northwest to the Southwest corner. It is fed by warm-water springs that flow year-round, keeping the water open and moving throughout the coldest winters. The proximity to the River and area wetlands, along with the food sources found in the meadows and nearby farm fields make waterfowl flock to the property in droves.
Three ponds have been carved out along the creek each with a well-constructed five man blind on each. The Owners have successfully bagged ducks from these blinds with and without decoys. Geese are prolific throughout the area during late winter, and have been successfully hunted from both the pond blinds and with field pop-up blinds. The pond blinds are set, brushed and ready to go for the 2020-2021 season. While the current ponds and blinds provide ample opportunities, this property has excellent potential for further development of more ponds and wetlands. Furthermore, there is potential for additional acres of adjacent meadows, wetlands, and river frontage with sloughs only accessible by this property if desired.
The hunting lodge is just spectacular! The house was built to fulfill the purpose of a hunting lodge, but it would make a lovely, functional home for a family as well. The Lodge was built by one of the best contractors in the area, and feature three bedrooms and two full bathrooms, as well as a laundry room equipped with a washer and dryer. The kitchen is open to the large dining and living room area with high vaulted ceilings. This large open space with oak floors is made cozy with new wood-burning glass-front stove that serves as both a source of ambience and back-up heat. The living room is furnished with a leather sectional sofa and recliner arranged for enjoyment of the fire or the large flat screen TV.
The kitchen features oak flooring and cabinets, and all stainless steel appliances including a refrigerator, stove, microwave and dishwasher. All pots, pans, plates and silverware needed to prepare a meal for a pack of hungry hunters is included. The bedrooms are carpeted and come furnished with beds. The master bedroom has a king size bed, huge walk in closet, and double sinks in the en-suite bathroom. A second bedroom features a queen size bed, while the third has a pair of bunk beds and a full size bed. In all, the Lodge can comfortably sleep 8 people.
The best feature of the Lodge is the grand, sweeping deck located just off the living/dining area. The sliding glass doors and large windows let in ample light and cool breezes in spring and summer. The view off the deck is spectacular as it overlooks the meadow and wetlands. The deck is situated to enjoy both sunrises and sunsets, or for watching summer storms roll in. It is the perfect place to start your day with a cup of coffee and end it with a glass of wine. There are hundreds of species of songbirds in the summer that fill the air with calls and whistles, and in winter you can enjoy the long, slow vortex of waterfowl rising and falling with the day.
The ground level of the lodge is essentially a 1,400 sq ft garage/basement. The two full length bays would allow you to pull in four trucks if needed. The garage has two commercial heaters and is fully insulated. The raised foundation makes it impossible for rodents and insects to make their way in. There are 8 individual lockers for hunters to place their personal gear. There is tremendous storage for all your decoys, lay-out blinds, gun safes, beer fridges, freezers, and ATVs. A large, raised steel tub is installed against one wall that doubles as a bird cleaning station or as a dog washing stand, as it features hot and cold water with a sprayer attachment. There are dog kennels, houses, and a fenced yard to keep your buddies safe while you run to town.

Other items are negotiable.
This property produces approximately 500 to 600 bales of hay annually. There is a local farmer in place that cuts and bails the hay each year, resulting in between $7,000 and $10,000 in income annually.
This property is near the North Platte airport with daily flights to and from Denver international Airport. The town of North Platte is just a few minutes away offering dining, groceries, and other amenities, including excellent golf courses.
