This is a fantastic piece of prime Sandhills range that could be utilized a variety of ways. It could be an excellent summer pasture, a great haying property, or a good place to overwinter your herd. The property has direct access off of the paved Hwy 250, and the main artery across the northern part of the State, Hwy 2, is only a mile to the south. The property is cross-fenced into east and west pastures. There are five windmills dispersed around the property, as well as two lakes that do not dry up. There is currently a lot of water on the 363 acres of wet meadow, as there is everywhere in the Sandhills due to the high rainfall totals for 2019, but in drier years this meadow is a great producer of hay. In 2007, for example, the wet meadow alone produced over 1000 large round bales. The largest harvest for the property as a whole was 1,200 bales! The bench meadow is sub-irrigated so it produces heavily in years when the wet meadow is too wet to hay. Combined with the bench meadow, this property has produced 650 bales while supporting cattle in recent years. The Owner reports that the property can support approximately 250 pairs for 5 months of summer grazing. The east pasture has not had cattle on it for two years, so the grass is in excellent shape. The Owners have done a tremendous job in range management. When they purchased this property the east pasture in particular was overgrown with soapweed. Through sound Winter grazing practices they virtually eliminated soapweed from this property.
There is ample recreational value to this property as well. The lake draws waterfowl and provides great early season duck hunting and geese throughout the season. The Owner reports seeing numerous Mule deer on the property, and has harvested some large bucks. Antelope are plentiful as well. The lake has a nice beach with great sand and nice water, and the family has gathered there for days of summer fun enjoying swimming, floating and grilling at the water’s edge. A local fisherman caught over 100,000 mud dogs one summer to be sold as bait. This property would make a good adder to an existing operation, or could be a stand alone unit for someone wanting to build a house overlooking the lake and run just a couple hundred cows.
