While this property is currently operating as a motel, this would make a fantastic single family home with opportunities to rent out two other domiciles (the cottage and the cabin). The cottage has the potential to rent for $500/month and the cabin could rent for $350/month.
The property is 1.5 acres and is fully landscaped with an automatic sprinkler system. 101 and 105 Church Street features a beautiful 5-bedroom Victorian home and has an attached additional 6 bedrooms. The entrance to the home has a quiet parlor space with a 1906 piano. Off the parlor, is the entry to the dining room, which seats 25-30 people and could be a great space for large family gatherings. The galley style kitchen has 2 stove tops, 2 stoves and 2 refrigerators, as well as plenty of counter space. Just outside the kitchen is a large patio area.
The home was freshly painted in 2014, and a new roof was installed in 2013. The laundry room has a new commercial technology washer and dryer. A commercial 100 gal hot water tank that services the home and 6 additional bedrooms was replaced in 2014. The water system is run by a well and the water treatment equipment is leased.
The owners have continually worked on curb appeal as well as comfort in the home. The property has been taken care of and the owners are not aware of any needs at this time.
The attached 6-motel style bedrooms have refrigerators, microwaves, and coffee pots. Televisions have been upgraded to flat screens. Pictures of the rooms can be seen on the ganderinn.net website, click on “motel rooms.” As of August 2017, the owners are listing the Potel rooms on Airbnb along with the cottage and lodge. The calendars will link together between VRBO and Airbnb.
107 Church Street features a cottage that has one bedroom with a small kitchen/dining area and living room. When you look at the ganderinn.net web site, click on “cottage”, there are up to date pictures. The hot water tank in the cottage has also been replaced.
On the same lot, behind the home, the cabin was changed from storage area to living space in 2014, which is the white building in the pictures. This building is completely new on the inside. It is a 1 bedroom with a closet and a private laundry room, bath, full kitchen and a comfortable living room. This would be a great space as a mother in-law apartment, or could be rented out for additional income.
The power supply has been updated, a new 200-amp breaker box for the cabin area, 100-amp service to the kitchen in the Lodge. There are separate breakers for the larger air conditioners that service the rooms.
This is a great chance to own a profitable and growing VRBO, or a great single family home with rental income. The Gander Inn Motel web site is www.ganderinn.net. Trip Advisor is another place to look at the Gander Inn and its popularity. In the fall of 2016 the owners rebranded this property from B&B to vacation rental property. In 2017, the owners listed the Lodge on VRBO and occupancy has jumped 240% over previous years.
